One Boca: Unveils a revised proposal that meets the needs of the community. Introduces a shared vision for the downtown Government Campus and Memorial


October 27, 2025 – Today, the One Boca team will unveil a revised proposal for the downtown Government Campus that represents the voices of the community. Together with the City of Boca Raton and the hundreds of residents who provided feedback and suggestions, the team shaped a proposal that protects public land, expands parks and amenities, and connects the civic center to the rest of downtown—all while honoring Boca Raton’s character.

Key revisions to the proposal include:

● No Private Development West of NW 2nd Avenue All land west of NW 2nd Avenue remains 100 percent City-owned and dedicated to public, civic, and recreational uses including a world-class Memorial Park, City Hall, Community Center, and recreational facilities.

● Leased Area Reduced by Approximately 75% From ~31 acres to less than 8 acres, all east of NW 2nd Avenue near the Brightline station. Development, which is proposed to include residential, retail, commercial uses and a hotel, focuses on existing parking lots and defunct buildings, not green space.

● Public Recreational Space Doubled From 7.6 acres → 15.4 acres of parks, recreation, and civic areas open to the public.

● Designed Collaboratively with the City and Residents The City and community will lead the vision on the western parcel with One Boca providing world-class planning and design support.

The One Boca team is proud to commemorate and honor veterans by anchoring the proposal with a true Memorial Park and building world-class amenities and cultural institutions.”

Memorial Park will anchor the area west of NW 2nd Avenue. The park will be enhanced and formally dedicated to veterans and their families. A new city hall, community center, and recreation facilities, including tennis courts, a playground, and the Banyan Village, celebrating Boca’s historic trees, will be constructed. The design of these areas will be led by the City of Boca Raton and its residents with experts provided by the One Boca team.

Significant improvements are proposed east of NW 2nd Avenue. The proposal is anchored by a beautiful pedestrian plaza that links Palmetto Park Road to the Brightline station and includes a plan for new park space and plazas where none exist today, in addition to residential commercial and hotel components. Underused land will be transformed by the introduction of new green space, retail and dining.

Over the past few weeks, the One Boca team has been engaging with the community – holding three public open houses, attending council workshops and meetings, and meeting with stakeholders, veterans and groups to gather input. This input has been essential to the development of this new proposal.

Tremendous economic benefits will be realized by this proposal. Through rent payments and tax revenues, the project will generate more than $2 billion in economic impact. This revenue will provide the city with the necessary resources to fund the enhancements to Memorial Park and the construction of a new community center and city hall - in addition to supporting ongoing city initiatives and community programming for decades to come.

This proposal will be unveiled and discussed at today’s Boca Raton Council Workshop and at tomorrow’s City Council meeting.

The One Boca team will continue engaging with the community and City council and working with City staff as this proposal moves forward. Per previous council agreement, the item will be up for resident approval on the ballot in March. The One Boca team is committed to ensuring the proposal honors Boca Raton’s past while building for the future.
